Register of Deeds reveals top Q1 real estate sales

Register of Deeds William P. O’Donnell recently announced the 10 largest real estate transactions by sale price in Norfolk County during the first quarter of 2025 (January to March).

The average price of these properties, which included a mix of commercial and residential sites, was $27.24 million. Together, they generated more than $1.24 million for the state and county in excise taxes.

The highest priced property that changed ownership last quarter was The Commons at SouthField, a 298-unit apartment community in Weymouth which sold in January for $103.1 million.

Coming in at number four on the list was 40 Industrial Drive in Canton, a 59,400-square-foot industrial warehouse which sold in February for $11.775 million.

Other top sales in Norfolk County included the Presidential Estates, a 276-unit apartment complex in Quincy ($74M); The Marketplace, a 34-acre shopping plaza on Grossman Drive in Braintree ($29.9M); a six-floor self-storage facility in Brookline ($11.25M); a 300,000-square-foot milk processing facility in Franklin formerly owned by Garelick Farms and purchased by the Dairy Farmers of America ($9.61M); a six-bedroom farmhouse and 26.26 acres of land in Franklin ($9.1M); a 9,300-square-foot mansion in Brookline ($8M); a 44,406-square-foot industrial manufacturing facility on Vanderbilt Ave. in Norwood ($7.87M); and an 8,200-square-foot mansion in Wellesley ($7.8M).

“The variety in these real estate transactions bodes well for the Norfolk County economy, with high-value properties selling in both commercial and residential sectors,” stated Register O’Donnell. “This indicates that Norfolk County is not only a desirable place to live and work but also a magnet for business, industry, and trade. Overall, the dynamic real estate market in Norfolk County underscores its attractiveness and potential for continued growth and prosperity.”
